Repainting the top half of a house with rendered walls saves this family hassle and money in the long term

One of the trickiest repainting jobs we do from time to time is when a client only requires the top half of a house done and not the bottom half, like this modern brick and rendered house in Norfolk.

How to repair and decorate the top, without making a huge mess on the brickwork below?

As we are experienced since 1986 with working on all kinds of homes, large and small, modern and old, we sometimes get a house like this to do work on, which you would think modern homes are easier for us but in reality that’s not the case.

This house was located in the village of Hethersett, which is just outside Norwich and is an ancient village of around 6,000 people.

Here’s what we did to repair and weatherproof this modern home.

The main challenge facing our team with this house was the fact that only the TOP half of the house required painting.

This meant that to avoid leaving mess on the bricks on the ground floor, we had to extensively mask up all the lower floor, a bit like a parcel although we certainly couldn’t show up at the post office with this!

What are the problems with rendered houses?

The first and main issue is cracks.

Render cracks because it is not flexible in any way. Your home is built with many different types of material, many of which stretch, shrink and flex according to the climatic conditions, however rendering does not flex, it is not flexible at all, and cracks.

When cracks appear in house walls they let in water, which stays in the wall until winter when it freezes.

As you know water expands when frozen, so the water inside the wall also expands, which has the knock-on effect of pushing the render away from the wall and then requiring costly replacement.

So if your house walls have cracks, don’t ignore them, as if you do, you will be faced with a much bigger bill over time.

Get the cracks fixed correctly, don’t think shoving some silicone mastic you just bought from Poundland will cure the issue, it won’t.

We carried out repairs to the walls on each elevation of the house and it just goes to show that it is not just older houses that get problems with render but more modern ones too.

It is also worth noting that if the homeowner had employed a more “traditional” painter and decorator from Norfolk, the rendering and repairs would not have been carried out. A normal “chap down the road” will just paint and nothing else.

That is why the work they do will never last longer than 2 years, because they want to come back and paint your house again and again and again, each time dipping into your pocket.

More masking was done after this photo was taken, making sure all exposed bricks were protected.

The house is ready for the nest stage of the wall coating process, which is priming.

All walls get a generous hand-applied coating of our special primer, which is then allowed to dry overnight.

The next day we return and set up our spraying machine, which blasts the textured coating onto the walls.

The exterior paint finish on this house will now NOT fade, crack, chip or peel, for over 20 years.

We’ve been doing this type of work since 1986 so we know it works.

But that’s our point of view, which some would say is biased, so we made sure we can uphold our claims by sending our products to a science establishment where they tested it for accelerated weathering of wall coatings, and it came out with full approval.

The first thing we would say to you is to get 3 quotes, including a quote from ourselves.

However exercise due diligence and do your research first. There are a few wall coating companies in the UK who own multiple websites, with different phone numbers, fooling you into thinking that they are separate companies. The fear of legal action prevents us from naming and shaming them.

In addition beware of wall coating companies on sites such as trustatrader and checkatrade as the dearth of positive reviews for some of these companies are easily faked, in fact there are services online that offer fake reviews so always check out a company and make sure their customer reviews are genuine.
