Applying render to a wall

The reasons the rendering on your house needs to be kept in good condition

Whether you are looking for a way to enhance your house’s aesthetic appeal or you are thinking about selling it in the future, there are a few reasons the rendering on your house needs to be kept in good condition.

Not only will this improve the look of your property, but it will also protect the surfaces from the elements and provide increased insulation.

Improved aesthetics come from having render in the best condition possible.

Whether it’s an extension or a whole house revamp, rendering can breathe new life into your home.

It’s also the perfect material for covering your exterior walls to protect them from the elements.

Not only is it an aesthetics upgrade, it can boost your property’s value if you ever decide to sell.

Moreover, a well maintained home demonstrates pride of ownership.

As with any project, it’s important to have an idea of what you’re getting into before you start.

Rendering can be an expensive proposition, but if you’re savvy, you’ll know how to make it work for you.

The key is in understanding what you’re getting into and knowing which renderer to trust.

As with any other project, there is a tradeoff between sacrificing your hard earned cash and ensuring your property looks great for years to come. Keeping your property in tip top shape will help you avoid costly headaches in the long run.

The best place to start is with a regular maintenance schedule. This can include cleaning your render, re-pointing mortar joints in brickwork, or replacing rotten windows. It may also require a visit from your local architect or surveyor, depending on the scope of your renovation.

Rendering is no small feat, and the cost of a new façade can be high, but the results are worth it.

Using the right materials will ensure your property looks like new for many years to come.

If you’re on a tight budget, you can do the job yourself, or hire a professional to take care of it for you, although be warned, it takes skill to render and if you have never done it before, I would definitely get a tradesman in to do it or it will look awful.

Improved insulation comes from sound render on the walls

Adding a new layer of render to the exterior of your house can add insulation, improving energy efficiency and preventing damp from affecting the internal walls.

It can also improve the overall look of the building and make it more appealing to potential buyers.

It’s important to consider the type of render you’re choosing.

Some types, such as silicon silicate, can only be applied in the summer and require milder temperatures to dry. It is also important to know what your existing walls are made of.

Whether they are solid bricks or concrete, rendering can help to block water and damp from entering your home, although it is best to have an exterior wall coating applied over the top of the render. This will also lengthen it’s lifespan considerably.

A new insulated coat on your home will also prevent hot and cold air from escaping through the walls.

This will keep your home warmer during winter and cooler in the summer. It will also protect the underlying brickwork.

You might have a house that has single glazed windows, old render or solid bricks. This could mean that you’re losing a significant amount of heat through the exterior.

It’s not uncommon to have a U-value of over 2 W/m2K. By installing 100m of expanded polystyrene under the render, you can lower that u-value to 0.3 W/m2K.

The most efficient and effective way to upgrade the thermal insulation of your home is to install an insulated render system. These are available in a variety of finishes and colours, and can dramatically increase the thermal comfort of your home.

Protected from penetrating damp

Whether you have an old house or a modern one, you should always be prepared for the possibility of penetrating damp. If you don’t want to see your walls soaked with water, it is important to find the source of the problem and to fix it.

Penetrating damp occurs when water seeps through the pores of porous materials such as bricks.

It is especially common in older properties with solid walls. It can also occur in modern buildings with cavity walls.

Aside from this, faulty plumbing and central heating are two common causes of damp in homes.

The best way to avoid it is to make sure that your plumbing and heating is regularly serviced.

Penetrating damp can cause damage to your property’s fabric and can lead to problems such as damp plasterwork, rotten timbers, and wet rot.

You might even notice black mould alongside the damp on your walls.

Besides the usual causes of penetrating damp, there are some more unusual causes.

These include blocked cavities, which may provide a bridge for the damp to travel over. A poorly installed cavity wall insulation could also contribute to the problem.

Blocked airbricks can also lead to damp in render.

Using a breathable waterproofing masonry cream can help to prevent the damp from penetrating your walls. It can also be used to protect damaged bricks.

Using a water repellent treatment can also help to stop further dampness.

Another common cause of penetrating damp is defective masonry work.

It can be caused by cracks in render or cracked or damaged brickwork. It can also result from a faulty roof covering or dilapidated guttering.

How to choose the best people to paint the outside of your house.

There are any people out there in internet land who profess to be a painter and decorator, or a wall coating contractor but you need to do your research. Look for genuine reviews of their work.

Bear in mind though that reviews can be bought from scammers online, often in bulk, so if you are browsing a site like trustatrader or checkatrade, and all the reviews are glowing and stuffed with keywords related to search terms, you may well be fooled into thinking you’ve found your dream contractor but wait a minute!

Are those reviews real?

It’s certainly tricky to tell, but with the average cost of a wall coating job being around 5 grand, and there are 300 reviews, posted in the space of a year, that is 1 and half million quid worth of business.

Check returned accounts in companies house. If the business actually only turns over a profit of ten grand, and its is essentially a man with a van working from home, you can then read into the fact the reviews are FAKE.

The best way to get a genuine review of a rendering or wall coating company is to ask one of their customers, hopefully someone at work can recommend someone, or maybe a family member can.

Take a good look around their website. Do a WHOIS search to see how long the domain has been registered. Basically choose wisely and never ever choose the cheapest rendering quote, nor choose anyone who can “start next week” or someone who only wants paying in cash pound notes.

If it is possible to go and see a recent example of their rendering work then go and see it.

Keeping your render in good condition is a no brainier so make sure your walls are in good order, and if not, get someone to sort it all out for your peace of mind.
